An Engineered Steel Chassis for Modern Modular Construction

MODFLOORPLUS is a fully engineered light gauge steel chassis system without any requirement for structural steel developed from over three decades of international light gauge steel framing manufacture and 15 years of modular housing experience.

Designed to replace timber and hot rolled structural steel chassis, MODFLOORPLUS enables faster assembly, reduced labour dependency and scalable modular construction up to four levels using fully integrated light gauge steel systems.

Manufactured using the STEELFAST SFT300 multi-profile rollformer, MODFLOORPLUS integrates patented technology developed from practical manufacturing knowledge — not theoretical design.

Proven International Development

The engineering principles behind MODFLOORPLUS were shaped by decades of international steel framing and modular construction experience.

Operations established in Orlando, Florida introduced light gauge steel framing into hurricane-prone markets. Steel framing systems were deployed across southern Florida, Georgia, Alabama and the Bahamas, including redevelopment projects following Hurricane Katrina.

Modular housing manufactured in Florida was shipped internationally for installation across multiple island locations.

This experience in high-wind, corrosive and demanding structural environments directly informs the design integrity of MODFLOORPLUS today.

Independent Structural Performance

Strength and rigidity have been validated through independent testing, demonstrating minimal deflection and eliminating the need for excessive bracing.

All systems are engineered and submitted for sign-off under relevant regulations prior to final detailing. Approval certificates are issued where required.

If engineer inspection of assembled systems is required, this can be conducted onsite or via remote video inspection.

Advanced Corrosion Protection – ZinMag ZM310 Steel

MODFLOORPLUS is manufactured from ZinMag ZM310 1.95BMT G350 steel with average yield strength exceeding 400MPa.

ZinMag ZM310 is a hot-dipped zinc-aluminium-magnesium alloy coated steel designed to deliver superior corrosion resistance compared to standard galvanised coatings.

Independent Salt Spray Testing

ZinMag ZM310 has been independently tested by Modfloor Pty Ltd in Australia to ASTM B117-19. No red or white rust or delamination was observed after 2,000 hours of salt spray testing.

Salt spray testing has been conducted by multiple international organisations confirming superior corrosion resistance performance.

Superior Corrosion Resistance

ZinMag ZM310 demonstrates:

Up to 10x greater corrosion resistance compared to standard galvanised steel

Superior performance in marine, chloride and ammonia environments

Improved resistance in highly alkaline environments (pH 10–13)

Extended coating life through magnesium stabilisation

Self-Repairing Cut Edge Protection

The magnesium content creates a stable crystalline film across the metal surface, providing active corrosion protection on scratches and exposed cut edges during manufacture and installation.

Corrosion Warranty

MODFLOORPLUS chassis systems manufactured from ZinMag ZM310 steel carry a corrosion warranty of up to 50 years (subject to installation location and conditions).

 

Warranty durations vary depending on proximity to marine or industrial environments and are subject to installation compliance requirements.

Structural Warranty & Compliance

MODFLOORPLUS chassis systems carry a 20-year structural warranty from the date of dispatch when installed and maintained in accordance with guidelines.

MODCORE Integrated Subfloor System

MODCORE is a lightweight SIP-based insulation system installed within the MODFLOORPLUS chassis. Engineered to AS 1170.11 and non-combustible to AS 1530.1, MODCORE eliminates the need for additional subfloor materials.
